Rates are quoted as a daily rate. Rates for each villa reflect the maximum occupancy – additional guests are subject to per person per day charge. Rates are for 2018/2019 and are occasionally, if rarely, subject to changes without prior notice. Your rental comes with the facilities listed on the relevant web page from which you first observed. Please go to that web page to fully familiarize yourself with the items included with the rental of your choice.

Reservations & Payments

Payment of the deposit and a fully completed guest reservation form must be received and approved by PT. Indovillas Bali, unless otherwise directed, before a confirmation will be issued. No grace periods are granted.

PT. Indovillas Bali must receive final payment, consisting of the remainder of the rental balance at least 60 days prior to guest arrival – except where the rules and obligations of deposit for the rental are specified differently. Please go to the web page to fully familiarize yourself with the rates required with this rental.

Failure to make final payment(s) on a timely basis will result in an automatic cancellation of the reservation.

PT. Indovillas Bali will accept and hold a tentative reservation for three days.

Unless otherwise stated a minimum deposit of 50% is required. The final balance is then due and must be received at least 60 days prior to guest arrival (or together with the with the reservation form if booked less than 60 days in advance of arrival). Failure to make final payment(s) on a timely basis will result in an automatic cancellation of the reservation.

Change of Booking

PT. Indovillas Bali will apply an administration fee of US$ 175 for any change of booking after a confirmation has been issued. Acceptance of any change is subject to approval by both the owners of the villa and PT. Indovillas Bali.

Payment Requirements

All payments to be made via telegraphic transfer to the account of PT. Indovillas Bali or by Visa & MasterCard only.

Final approval of the reservation request is subject to clearance of payment.

Credit card payment

Booking forms for payment by credit card can be printed directly from the website by clicking the reserve buttons or by click here

PT. Indovillas Bali does not normally accept credit card payment for amounts exceeding US$ 1,500 unless accompanied by a signed approval of the charge(s) by the client. If the amount owed exceeds this limit then payment should be made by telegraphic transfer. All charges or costs incurred are the clients’ responsibility and the clients should specify “Full Amount” when making payment by bank transfer. The booking cannot be confirmed until PT Indovillas Bali has received full payment.

PT. Indovillas Bali accepts only Visa & MasterCard cards. Since our merchant account is on Bali all credit card transactions will be converted from United States Dollars into Indonesian Rupiah using the prevailing bank exchange rate of the day of transaction. All payments by credit card are subject to an administration fee of 3%.

Final approvals of all reservation requests are subject to clearance of payment.


Refunds on cancellations for any reasons whatsoever are not provided beyond that which is covered in the cancellation policy as stated below. To protect against cancellation caused by unforeseen events, such as illness, strikes, last minute cancellations, Acts of God and more; we recommend those guests purchase trip cancellation insurance to insure refund of deposits paid.

Cancellation Fees

20 % of the total booking price if the cancellation occurs from the first day after the booking has been made until 90 days prior to the beginning of the rental period, less wiring fees (US$ 40).

50 % of the total booking price for cancellations occurring between the 89th and the 60th day prior to the beginning of the rental period less wiring fees (US$ 40).

100 % of the total booking price for cancellations occurring between the 59th and the day of arrival.

If you have to cancel, exchanging your week for a future week is possible, subject to availability and owner acceptance. There may be additional charges for villa price increases.

Booking Vouchers

Once you have paid your balance a booking confirmation voucher will be issued. You should bring this voucher when checking in at the villa. Your booking voucher confirms which villa you booked, for how long and what facilities will be included in the rental fee. Please study this voucher once you receive it to check that all the details are correct. If you have any questions please contact our reservations department.

In certain cases where special rates have been given it is no longer possible for us to provide certain facilities such as cook or a car and driver. If your villa includes these facilities or they were agreed upon when you booked then they will be mentioned on your booking voucher. If your booking voucher does not mention certain facilities then it means that the rental fee you paid does not include these facilities.

Timings for Checking In Out.

The check out time in all villas is typically 12:00 hours.

As with any good hotel these timings provide the staff at the villas with enough time to prepare for incoming guests. If you have an evening departure flight and would like book a late check out then it is advisable to inform us when completing the booking form.

A late check out is possible subject to availability. A late check out up until 16:00 hours is free of charge, after this time the rates are as follows.

Late check out between 16:00 hours and 18:00 hours will be charged at half the daily rate.

Late check out after 18:00 hours will be charged as an extra night at full daily rate.

Check in time is typically 14:00 hours. Check in before this time is strictly subject to availability and approval by the villas owners.

Security Deposits

Security deposits (IF ANY) are made payable directly to PT Indovillas Bali and collection is made through the same. If a security deposit is required then guests will be asked to submit a blank credit card slip or a bond of US$ 500 in cash upon check in. This will be held in safe keeping by PT. Indovillas Bali until either the guests check out or all bills for telephone bills or extra charges (see “Additional Charges” below) during the duration of the stay have been acquired. If the guests check out before phone bills or extra charges have been calculated then they will be notified by e-mail of the amount billed and a copy of the bill faxed to a number elected by the client. If the bond was cash then the remaining money will be wired to the clients account (less wiring fees).

Additional Charges

Rates do not include long distance or local calls where a telephone, facsimile or Internet connection is provided; these are metered and payable to the owner via PT. Indovillas Bali separately from all other costs as specified in “Security Deposits” above. Excessive cleaning upon departure (including but not limited to cleaning of upholstery, shampooing of the rugs, breakage, soiling or damage to the interior or exterior caused strictly by applicant) may be subject to further charges than what is expressed on the web page.

You are required to leave the villa as you found it. Again, make yourself fully familiar with information contained in the relevant web page.

Additional charges for hiring a Cook

If your chosen villa comes complete with a breakfast cook or full time cook then this will be mentioned on your booking voucher.

If your villa uses a breakfast cook only then his/her hours for serving breakfast are between 07:00 hours until 10:00 hours. If you require breakfast later than 10:00 hours then this will be considered as a Brunch or Lunch and charged to your account and should be settled before checking out.

If your villa uses a breakfast cook and you would like the use of a cook to prepare Lunches or Dinners then this can be easily arranged by contacting our reservations office. If this facility was not included on the relevant web page and you have booked this facility prior to arrival then it will be included on your booking voucher. If you booked this facility during your stay then this will be charged to your account and should be settled before checking out.

Additional charges for a Car & Driver

Many of the villas marketed through PT. Indovillas Bali provide a car and driver for your convenience during your stay. This service is a bonus and is available to you free of charge for up to 8 hours per day, unless otherwise specified on the villa web page. Please familiarize yourself with the information contained in the relevant web page.

At the end of each day your driver will ask you to sign his worksheet. Extra hours over and above your 8 hours are charged at Rp.50,000 per hour. This applies up until midnight which is the latest we can ask our drivers to work.

Between midnight and 06:00hrs the 8 hours no longer applies instead the rental rate for a car and driver is 100,000 per hour.

Your 8 hours are calculated from the time you order the driver to pick you up each day.

First example: You ask the driver to come at 09:00 hrs keep him until 13:00 hrs then ask him to return in the evening at 17:00 hrs finally returning to the villa at 21:00 hrs. The total usage will be calculated from 09:00 until 21:00 hrs. A total of 12 hours. In this example you would be billed for 4 hours overtime.

Second example; You ask the driver to come at 22:00 to visit the various clubs of Kuta then return to your villa at 05:00. In this example you would be billed for 5 hours overtime from midnight at Rp.100,000 per hour.

Billing for overtime will be calculated at the end of your stay and an invoice presented to you before checking out. Please pay this invoice promptly and do not try to barter the rate down as this is a fixed fee.

In some cases where special rates have been given it is no longer financially possible for us to provide a car and driver. If your villa includes a car and driver then this will be mentioned on your booking voucher. This is the voucher that you need to present upon checking in at your chosen villa. If your booking voucher does not mention the use of a car and driver then it means that this facility has been withdrawn or was not included.

If your villa does not provide a car and driver and you would like to rent one then this can be arranged for you at reasonable rates. Please ask our reservations office for information.

Our Guarantee

When you reserve and pay for a villa entirely through PT. Indovillas Bali we guarantee your villa will be available for you upon arrival in accordance to these “Terms & Conditions.” If for some unforeseen reason the villa is not available to you because it is either destroyed or uninhabitable due to structural damage. If there is irreparable damage to essential equipment such as electrical systems, plumbing or the villa is rented to another party by error, or is uninhabitable because it is not in working order per these “Terms & Conditions”, PT. Indovillas Bali will immediately attempt to find another villa of similar qualities, cost and size. Failing this, a 100% refund will be provided to the client. If only a portion of the rental time is rebooked then a pro rata refund will be made. Any rental payment that qualifies for a refund either whole or pro rata will be subject to an administration fee equivalent to 15% of the total booking.

Please note. Indonesia as with most other countries does from time to time suffer from power failure due mainly to essential work on the main grid. Although it happens very seldom, PT. Indovillas Bali cannot be held responsible for such failures as these are deemed to be outside our control. Occasionally a power surge will shut off the circuit breaker. This does not mean that there has been a power failure, only that a breaker in the house has been triggered. It needs to be switched back on. Similar to the U.S.A. and other European countries, the panel is normally inside the house.

PT. Indovillas Bali will not provide a refund if electricity is lost temporarily due to a breaker being triggered and or power failure.

PT. Indovillas Bali will not be liable to provide a refund if Internet connections or wireless Internet connections are not available due to Internet Service Provider errors, power or equipment failure. We will however try to resolve any issues as quickly as we can.

Liability For Amenities & Non Essential Items

PT. Indovillas Bali will not be held liable nor provide refund, partial or otherwise for amenities not provided for reasons outside of our control. “Amenities” examples are dishwasher, washing machines, private telephones, Internet routers or equipment and incidental appliances. Amenities do not include water, electricity. The villa descriptions are accurate and updated as currently as possible given timely updates from the owners of the villas.

PT. Indovillas Bali will have sole discretion to determine what amenities are considered to be “essential” to the operation of the villas and apartments.

General Liability

PT. Indovillas Bali acts only as agent for the villa owners or their assigns for all accommodations listed. Under no circumstance shall PT. Indovillas Bali be responsible for any personal loss by individuals renting the accommodations represented by PT. Indovillas Bali. Expenses, claims, or injury, direct or indirect, caused or incurred before, during or after the party’s stay in the accommodations represented by PT. Indovillas Bali including attorney’s fees. PT. Indovillas Bali will not be held liable and will be otherwise rendered harmless for any events arising in law as a result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services provided by PT. Indovillas Bali for reasons of military action, acts of terrorism, revolutions and Acts of God or by any agents, employees, sub contractors, servants or third parties whatsoever supplying any of the services herein.

You agree to indemnify and hold PT. Indovillas Bali harmless for any claims arising from a violation of the Terms & Conditions of this agreement or of any third party claims. PT. Indovillas Bali solely has the full discretion to refuse or discontinue service to any person or agent, and/or rescind any contract for accommodations of guest services. PT. Indovillas Bali will not be held liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services as described in these “Terms & Conditions”.

These “Terms & Conditions” are the conditions by, which will govern the reservations of all villa accommodations where PT. Indovillas Bali acts as the representative and agent, unless otherwise provided. PT. Indovillas Bali will have sole discretion to determine choice of forum and law provisions.

Modification and Acknowledgement

We may modify any of the items contained in these Terms & Conditions at any time and in our sole discretion, by posting a change notice or a new agreement on our site. If any modification is unacceptable to you, your only recourse is to terminate this agreement. Your continued participation in the program following our posting of a change notice or new agreement on our site will constitute binding acceptance of the change.

You acknowledge that you have read this agreement and agree to all its terms and conditions as currently in effect and as amended from time to time. You have independently evaluated the desirability of your chosen rental and are not relying on any representation, guarantee, or statement other than as set forth in this agreement.


The laws of Indonesia will govern this Agreement, without reference to rules governing choice of laws. Any action relating to this Agreement must be brought in the courts of Indonesia and you irrevocably consent to the jurisdiction of such courts. You may not assign this Agreement, by operation of law or otherwise, without our prior written consent.

Subject to that restriction, this Agreement will be binding on, inure to the benefit of, and enforceable against the parties and their respective successors and assigns. Our failure to enforce your strict performance of any provision of this Agreement will not constitute a waiver of our right to subsequently enforce such provision or any other provision of this Agreement. You acknowledge that you have agreed to be bound by these Terms and Conditions of this Agreement whether electronically or otherwise, you further acknowledge that you have received, understand and agreed to this Agreement.
